The Home Inspection

  •  Selling a home:

If you are selling a home you should be aware of the new disclosure laws and your obligation to disclose all known defects in the structure to a potential buyer.  Just because you have no knowledge of an existing problem is not enough to protect you from possible legal action being taken against you by a disgruntled buyer after you sell.  A thorough home inspection is your best protection against this.  The home inspection will cover you home from the ground up inside as well as out.  You will then receive a very thorough report on the condition of the house and problems found during the inspection.  You can then disclose this information to potential buyers to meet your legal obligation or you can use the report to repair any deficiencies noted before you put the house on the market thus increasing it's value.

  •  Purchasing a home:

When you are interested in purchasing a home you should remember the old saying "Let the buyer beware".  This is still a very prudent warning today.  Do not take the word of the seller or even a home inspection report they had done.  You should get a second opinion on the condition of the house before you buy.  This is best accomplished by hiring your own home inspector to do an independent report.  There is a good chance your inspector will turn up something not noted previously that could save you more than the cost of the home inspection.  (A single deficiency found by the inspector could easily net you well over the cost of the inspection during the final price negotiations)   You will also gain peace-of-mind knowing the home you buy has been inspected by a professional inspector that is certified and licensed by the state with over 30 years experience in construction to back it up.

  •  Building a home:

If you are having a new home built for you and are not able to supervise the project or are not able to visit the site regularly I also offer construction inspections.  These are periodic inspections done throughout the construction project that will insure your home is being constructed according to the plans and specifications.  It will also keep you up to date on the percentage of completion and of any deviation in the schedule.  This can be useful when dealing with your contractor or if you have a deadline to meet for closing the bank loan and locking in the interest rate you want.  Any deficiencies or poor construction practices will be noted on the report as well.
